This mixed-use building houses commercial space at the ground level and over 50 luxury apartments, ranging from two to five-bedroom units, throughout the 8 floors above.  The park avenue facade incorporates waving balconies and adds interest to the streetscape.  The side facades are a sleek angled design to best utilize the site and create opportunities for windows.  The rear of the building gently intersects with the existing historic facade at the opposite side of the block, careful to respect the conditions in place.  The duplex apartments at the top level were given special attention as they have spectacular views of both Manhattan and the Statue of Liberty.
